Denholm Trust, we will offer at Public Auction the following land located from Andover, SD, 1 mile west on Hwy. 12, 2 miles south on 415th Ave., 1 mile west on 138th St., 5 ½ miles south on 414th Ave. or approx. 18 miles SE of Groton, SD or 18 miles NE of Conde, SD.

Tract I:  This 160-acre unimproved farm lays level with good eye appeal.  According to the FSA Office, the farm has 149.17 tillable acres with the balance in trees and roads and what once was a building site.  According to Surety AgriData, the farm has predominately Class II soil with a productivity index of 84.

Tract II:  This unimproved farm, according to the FSA Office, has 149.84 tillable acres.  According to Surety AgriData, the farm has predominately Class II soil with a productivity index of 75.  Both farms have a combined soybean base of 163.35 acres w/PLC yield of 29 bus; 94.43 wheat base w/PLC yield of 40 bus.; 37.7 corn base w/PLC yield of 29 bus.

TERMS:  10% non-refundable earnest money deposit due day of sale; balance due on or before July 16, 2019.  Both tracts will be offered individually or as a unit.  Both farms are leased for 2019 crop year with each quarter to get rent credit at closing of $15,750 per farm or $31,500 as a unit.  The farms are free to farm for 2020.  Title insurance and closing fee split 50/50 between buyer and seller.  Seller will pay 2018 real estate taxes, and buyer will pay 2019 real estate taxes payable in 2020.  Properties sold subject to any easements, restrictions, reservations of record.  Sold subject to confirmation of owners.  Auctioneers represent the seller in this transaction.
