We will offer the following real property at auction at the land located from Flandreau, SD – From the Flandreau Exit #114 on I-29 – 1½ miles west, 4 miles north on 471st Ave./Co. Hwy. #77 to the Hwy. #77 Service Shop and 2½ miles west on 226th St.; from Colman, SD – 1 mile east on Hwy. #34 to Sioux Valley Electric, then 9 miles north and 2½ miles west on 226th St.; from Brookings, SD – approx. 11 miles south on I-29 to the Ward-Nunda Exit #121 – 4½ miles west on 223rd St. and 2½ miles south on 468th Ave. (the SW Corner of the land situated at the Jct. of 226th St. & 468th Ave)

This auction presents a great opportunity to purchase a productive parcel Moody County SD Land that has been in the Davis/Westerland/Simmons family for over 110 years since acquired in 1900.  This is a productive parcel of land with a relatively high percentage tillable with the productivity of this land being enhanced by the installation of over 6,400 feet of drain tile installed by Loosbrock Drainage in 2003.   This property has a gently rolling to rolling topography and is situated in a highly regarded agricultural area of Moody County, SD.  According to FSA information this +/-160 acre farm has approximately 147.32 acres of cropland, with the nontillable portion comprised of waterway and roads.  According to the Moody Co. Assessor this parcel has an Overall Soil Rating of .727 and information obtained from Surety Agri Data, Inc. indicates that this farm has an overall weighted productivity index of 75.4.  The 2013 RE taxes payable in 2014 on this farm are $3,303.18.  This land is sold subject to an existing farm lease which expires on March 1, 2015, although subsequent the to harvest of the 2014 crops, the buyer will be allowed Fall Tillage Privileges, with permission of the existing tenant.   The 2014 rent to be subsidized by the seller, with the new buyer to be credited at closing with cash rent in the amount of $33,750.00 ($225.00 per acre on 150 acres).  This is a farm that could serve as an excellent addition to an area row crop farming operation or investment property.

TERMS: Cash – A 10% non-refundable earnest money deposit on the day of the sale and the balance on due and payable in full on or before July 25, 2014 w/Landlord’s Possession, as this land is under lease for the 2014 crop year, subsequently at closing the buyer will receive from the seller a rental compensation in the amount of $33,750.00 ($225.00/Ac. x 150 Acres); the buyer will then receive full possession of the land in 2015 in accordance with the rights of the existing tenant which expire on March 1, 2015, although subsequent to the harvest of the 2014 crops the buyer will be allowed Fall Tillage Privileges with permission from the existing tenant. Marketable Title will be conveyed and an Owner’s Title Ins. Policy will be provided with the cost divided 50-50 between the buyer and seller.   All of the 2013 RE taxes payable in 2014 to be paid by the seller; the buyer to be responsible for all the 2014 RE taxes payable in 2015.
