Auctioneer’s Note:  This auction presents an excellent opportunity to purchase two productive parcels of land which have been in the Smallfield Family for over 100 years.  Both of these farms are located within one of the leading agricultural areas of Eastern South Dakota, with one farm situated in Moody County and the other lying in Brookings County, with these farms lying within one mile of one another. This land will be of interest to individuals in the market for land with high percentages tillable and high caliber soils.  If you are in the market for land as an addition to a row crop farming operation or investment, then make plans to inspect these farms and plan to attend this auction!

FARM #1:  160 Acres Improved – LEGAL DESC.:  The NW ¼ of Sec. 9,  T. 108N., R. 48W., (Spring Creek Twp.), Moody County, SD.

Farm #2 is a Choice, High Caliber Farm with a High Percentage Tillable!  According to FSA information this 160 acre farm has approx. 153.75 acres of cropland with the nontillable portion comprised a grassed waterway located in the southeast portion of the farm and roads; with an FSA 62 acre corn base and an 82 bu. direct & 128 bu. CC yield, a 48.2 acre soybean base with a 30 bu. direct & 36 bu. CC yield and a 36.70 acre wheat base with a 30 bu. direct & 60 bu. CC yield.  The productivity and farmability of this land has been enhanced by the installation of approx. 10,560’ of a combination of 5” & 8” drain tile, as tile was installed in  2007 along the existing waterway, along an area near the east fence and a small sector in the NE corner of the land.  According to the Brookings County Assessor this farm has an overall soil rating of .79.  According to Surety Agri-Data, Inc. this farm has a weighted average productivity index of an 80.6, with the predominate soils on the cropland comprised Class I & II soils, with lower quality soils in the waterway.  This farm has very good eye appeal and a topography which is generally level to gently rolling.  The 2012 RE taxes payable in 2013 on this property were $3,087.36.  This is a high quality farm which has been maintained in an excellent state of cultivation and is a piece of land which truly must be seen to be appreciated!!

TERMS:  CASH – A 10% nonrefundable earnest money payment on the day of the sale and the balance to be paid on a short-term installment contract as follows:  an additional 40% on or before December 30, 2013 with possession and the remaining 50% on Jan. 2, 2014; possession will be subject to the existing tenants rights under their current farm lease and their rights to harvest the 2013 crops, with Fall tillage privileges for a new buyer(s) to be permitted with approval of the current tenants.   Marketable Title will be conveyed and owner’s title insurance provided with the cost of the owner’s policies divided 50-50 between the buyer and seller. The acres in these farms are based on the acres as stated on the county tax records, with the acres understood to be “more or less”.   The sellers do not warranty or guarantee that existing fences lie on the true boundary and any new fencing, if any, will be the responsibility of the purchaser(s) pursuant to SD law.
