We will offer the following real property at auction at the land located from the north side of the SDSU Campus at the Jct. of the Highway #14 Bypass and County Highway #77 at Brookings, SD – 4 miles north on Co. Hwy. #77 (471st Ave.) to 207th St. (Co. Hwy. #8), then 3 miles east on 207th St. and 1 mile north on 474th Ave. to the Southwest Corner of the land at the Jct. of 474th Ave. and 206th St.

This farm consists of a well located +/- 283.28 acre unimproved parcel of Afton Twp., Brookings County, SD land and will be offered as TRACT #1 – The West +/- 153.17 Acres, TRACT #2 –  The East +/- 130.11 Acres or as Tracts #1 & #2 Combined – The +/- 283.28 Acre Unit.

TERMS: CASH – A 10% nonrefundable earnest money payment on the day of the sale and the balance on or before December 27, 2013 with full possession.  Marketable Title will be conveyed and owner’s title insurance provided with the cost of the owner’s policies divided 50-50 between the buyer and seller.  The acres in these farms are based on the acres as stated on the county tax records, with the acres understood to be “more or less” – although if this property is divided and is sold in multiple tracts the acres in Tr. #1 & # 2 will be determined by a survey with the purchase price adjusted in accordance with the survey, with the survey expenses to be paid by the sellers.   The sellers do not warranty or guarantee that existing fences lie on the true boundary and any new fencing, if any, will be the responsibility of the purchaser(s) pursuant to SD law.
