This Choice 160 Acre Unimproved Moody County, SD farm will be offered as a unit.  The land being offered for sale on this auction consists of a choice parcel of land with some extremely high caliber soils and a high percentage tillable.  According to FSA information this farm has approximately 145.28 acres of cropland with the nontillable acres comprised primarily of waterway and road rights of way, with a 72.0 acre corn base with a 92 bu. direct and 151 bu. countercyclical yield and a 71.7 acre soybean base with a 37 bu. direct and 44 bu. CC yield.  According to the Moody County Assessor this farm has an excellent overall soil rating/parcel rating of .839, similarly info. obtained from Surety Agridata, Inc. indicates this land has a Productivity Index of 86.4and a State Index of 79.4 – with the predominate soils comprised of Moody silty clay loams (MoB), 2-4% slope – Class II, Wakonda–Chancellor silty clay loams (Wa) – Class II and Moody-Nora silty clay loams (MnB) – Class II.  The general topography of this land is level to gently rolling with excellent eye appeal. TERMS:  CASH – A 10% nonrefundable earnest money payment on the day of the sale and the balance to be paid on a short-term installment contract as follows:  an additional 40% on or before December 30, 2013 with possession and the remaining 50% on Jan. 2, 2014; possession will be subject to the existing tenants rights under their current farm lease and their rights to harvest the 2013 crops, with Fall tillage privileges for a new buyer to be permitted subsequent to the harvest of the 2013 standing crops.  Marketable Title will be conveyed and owner’s title insurance provided with the cost divided 50-50 between the buyer and seller.  All of the 2012 RE taxes due in 2013 in the amount of $3,301.28, as well as all of the 2013 RE taxes due and payable in 2014 will be paid by the sellers.  The acres in this farm are based on the acres as stated on the county tax records, with the acres understood to be “more or less”.  FSA cropland acres, yields, bases, payments and other information is estimated and not guaranteed and are subject to County Committee approval.  The sellers do not guarantee that existing fences lie on the true and correct boundary and any new fencing, if any, will be the responsibility of the buyer(s) pursuant to SD Law.  This property is sold in “As Is Condition” and the information contained herein is deemed to be correct, but is not guaranteed.
