We will offer the following real property at auction at FARM #1 located at 48196 222nd St., Elkton, SD; from Flandreau, SD – 8 miles north on Hwy. #13 and 1 mile east on 222nd Street; from Ward, SD – 5 miles west and 1 mile north on 482nd Ave; from Elkton, SD – 5 miles west on Hwy. #13 to the Hwy. Auctioneer’s Note:  This auction presents an excellent opportunity to purchase 640 acres of land, some of which has been in this family since the time it was homesteaded.  All of these farms are located in Moody County, which is a highly regarded agricultural area of Eastern South Dakota.  This auction includes one parcel with a very high percentage tillable and two other farms with mixtures of cropland and pasture.  This land will be of interest to individuals in the market for land with varying degrees of cropland and pasture, with farms that will be well suited for utilization with a row crop farming operation, diversified crop-livestock operations or investment property.   Auctions of this magnitude, with the quantity of land offered on this auction are rare in eastern South Dakota, so be sure to mark your calendars and make plans to be in attendance at this auction!

FARM #1:  160 Acres Improved – LEGAL DESC.:  The SE ¼ of Sec. 10,  T. 108N., R. 48W., (Spring Creek Twp.), Moody County, SD.

This 160 Acre Unimproved farm will be offered as a unit.  This farm would make an excellent crop-livestock farm as this property has a mix of cropland, hayland and pasture.  According to FSA information this +/- 160 acre farm has approx. 42.35 acres of cropland with the remainder in pasture, a few acres of trees and roads, with an FSA 10.4 acre corn base and an 82 bu. direct & 136 bu. CC yield, an 18.8 acre soybean base with a 27 bu. direct & 32 bu. CC yield and a small grain sorghum base.  This farm has approx. 120 acres of established pasture which is meandered by Spring Creek which provides water for livestock water, there is a hydrant and well on the property which has been disconnected and is not currently in use.  According to the Moody County Assessor this farm has an overall soil rating of .695.  According to Surety Agri-Data, Inc. this farm has a weighted average productivity index of a 57.4.  This farm has very diverse topography ranging from gently rolling to hilly.  The 2012 RE taxes payable in 2013 on this property were $1,223.79.  This farm would make a terrific addition to an area crop-livestock. 

TERMS:  CASH – A 10% nonrefundable earnest money payment on the day of the sale and the balance to be paid on a short-term installment contract as follows: An additional 40% on or before December 30, 2013 with possession and the remaining 50% on Jan. 2, 2014; Full Possession for the 2014 crop year will be available on Farms #2 & #3 and possession will be subject to the existing tenants rights under their current farm lease and their rights to harvest the 2013 crops, with Fall tillage privileges for a new buyer(s) to be permitted with approval of the current tenants.

FARM #1 will be sold subject to an existing cash rent lease for the 2014 crop year with the new buyer to receive cash rent at closing in the total amount of $42,075.00 (Calculated as $275.00/Ac. on 153 acres) inclusive of a $50.00/Ac. rental supplement from the owners, as rent for the 2014 crop year.
